Resident & Leasing
Screening and servicing tenants needs to be automated and efficient. Appfolio makes it easy to screen tenants, text residents, acquire tenant liability insurance and more.
Maintenance
Nothing is perfect when dealing with a rental and maintenance requests are inevitable. Appfolio simplifies this process with tools that help renters submit requests and work orders. They also make inspections easier with mobile app integrations.
Accounting
The accounting service was one of the first features Appfolio launched back in 2008. The system is similar to QuickBooks and can integrate online and offline rent payments, Ratio Utility Billing, automated late fees, vendor AP approval process, and more.
Appfolio Pricing
For residential property management, pricing starts at $1.25 per month per unit. However, there is a minimum amount of monthly units of 50, a minimum monthly fee of $250 and a minimum $400 fee for onboarding. Overall, the pricing is one of the more expensive solutions especially for smaller property managers and owners within the rental industry.

Pros
This software is so user friendly I have no experience in this industry and was able to do work orders make notes process reports with little or no supervision. Great help videos as well.
Cons
I don't like that you have to go in and out every time you make an update so you can see the change you made I can not see it as I do a change in a work order etc. I have to go out of the work order and back in.

Appfolio was one of the first to bring property management to the 21st century. We have used them for a number of years and are extremely happy with the type of service they provide. They have helped us automate many of the mundane property management tasks we used to do in the past.
